Why split rent by room size

Bedrooms in a shared home can differ in size, light and comfort. A strictly equal split then charges the same for a 9 m² box room as for an 18 m² room with a balcony, which may feel unsuitable.

Floor area is an objective criterion when it is stated in the tenancy agreement or can be measured. Shared areas benefit everyone, so spreading them in the same proportion as the bedrooms is one possible method.

What to include

Add base rent, recoverable service charges and shared subscriptions such as energy and internet. Keep one-off spending like groceries out of it: that belongs in a shared expense group instead.

If one housemate has exclusive use of something — a parking space, a storage room — take that amount out of the total and charge it directly to that person; a size-based split cannot account for it.

Adjusting without losing fairness

Some households weight the area: a room with no window counts as 90% of its square metres, an en-suite as 110%. You can apply that by entering an adjusted area instead of the real one, as long as the rule is agreed together and written down.

Frequently asked questions

Should shared areas be counted?

Not separately. Since everyone benefits from them, spreading them in proportion to private area gives the same result as splitting them evenly weighted by bedrooms, while being far simpler to compute.

How do we handle a couple in one room?

Enter the room once with its area: the resulting share belongs to the couple and can be halved afterwards. You can also double the area entered if you consider that two people use more of the shared space.

Can I enter decimal square metres?

The tool expects whole numbers. Round to the nearest square metre: the difference is negligible next to the rent calculation itself, which stays exact to the cent.
